I have reviewed many different spreadsheets over the years that help to predict cash flow and net worth growth in the future, but none of them seemed to be useful to real estate investors. I hired a CFO and had one created. I spent quite a bit of money developing it so that it could work for me, and I have been finding it helpful.
Now, I plan on rolling out the Real Estate Portfolio Excel spreadsheet tool in the fall that will help DurhamREI members who have multiple properties predict their cash flow and real estate portfolio value over time, set cash flow equity targets with and without JV partners, and input some variables that you can play with.
